Negotiating the sale of a property is the easiest part of the selling process, especially in the current climate! The real test for an agent comes in keeping the sale moving forwards and, most importantly, together to ensure a positive outcome for the client. Personally, I thoroughly enjoy the detail of sales progression and the satisfaction when the sale has completed.
During my time in the industry, it has astounded me how many agents agree a sale and then appear to simply wash their hands of it thinking “it is down to the solicitors now”. I believe that whilst yes, it is down to the solicitors to complete the transaction on a legal footing, we as agents need to be involved to keep the wheels in motion.
A smooth and successful transaction requires a good relationship with both the buyer and seller, after all it is the agent, not the solicitor, that has access to both sides. An effective, working relationship with other agents in a chain is also vital as ultimately, we are all aiming for a successful outcome for our clients.
It is important to manage and understand expectations from the outset and I strive to be proactive rather than reactive. I find that keeping everybody involved in the sale informed of progress can ease so much stress, prevent frustration and help to resolve problems long before they become a serious issue. I feel even if there is nothing to report, it is important to regularly keep in contact with all parties to build a good relationship and develop trust.
According to the Guild of Property Professionals, due to the increased number of property transactions the average time taken for a sale to complete has crept up to 20 weeks (as of 20th June 2021). At Barbers Rural our average time to completion is 14 weeks (2021 year to date) and over 80% of sales agreed by Barbers Rural this year have progressed through to completion. As a team we are immensely proud of these figures as it goes to show that by efficiently and effectively progressing the sales, we achieve a quicker end result for our clients.
