Property Description

Stoneleigh is an unusual three bedroom extended stone cottage with very versatile living space.  For Sale by Private Treaty and set in a very tranquil, canalside setting it would be suitable for a wide variety of uses.

  • Charming extended stone country cottage
  • Sun room with panoramic vista over canal
  • Sitting room with impressive brick fireplace
  • Well fitted kitchen, utility room and dining room
  • Ground floor master bedroom suite
  • Two first floor bedrooms with dressing areas
  • Extensive gardens bordering canalside, fruit orchard and outbuildings
  • Outstanding views over North Shropshire

This stunning country cottage nestles on the bank of the Montgomery branch of the Shropshire Union Canal. Decommissioned in 1944 this particular canal was specifically designed with agriculture in mind to allow delivery of lime to farms in the area, rather than for industrial purposes.

In recent years successful efforts have been made to reinstate the canal at various points including the area passing Stoneleigh, however it is largely unused as there is no turning space at the nearby end point. As such the canal is an area of total calm and tranquillity with a wide selection of birds and wildlife making this peaceful area their seasonal home.

Whilst Stoneleigh enjoys an idyllic, rural location it is a mere four miles from the thriving market town of Oswestry, which was granted its market charter in 1262 and still hosts weekly street and livestock markets.  Oswestry offers a wide range of amenities including several doctors' surgeries, churches, post offices, banks, pubs and restaurants and a large number of specialist and independent shops.  There are excellent road links to the nearby larger towns of Welshpool and Shrewsbury. The charming market town of Ellesmere is home to a 48-acre glacial mere, a haven for tourism and leisure. Oswestry train station provides additional commuter facilities for those working further afield.

The nearby hamlet of Llynclys has a community-run village shop as well as a pub. The area is well served educationally with an excellent selection of both primary and secondary state and private schools including Oswestry School, Moreton Hall and Ellesmere College.

The original stone cottage has been substantially extended over the years and now offers extensive, versatile family accommodation including a fabulous sun room which is positioned to take full advantage of an uninterrupted view over the canal to farmland beyond.  Throughout the cottage are a plethora of original features including exposed stone walls and beams giving a traditional and authentic feel.

Two bedrooms and a shower room are found to the first floor; however the largest bedroom with en-suite shower room is located on the ground floor and would be accessible for those with mobility restrictions. Equally this bedroom would be ideal as self-contained accommodation for bed and breakfast or holiday guests. This, coupled with the adjoining sitting/dining room, could be divided from the house and offer self-contained accommodation with minimal alteration.
Externally the property benefits from a stable with workshop attached, a large carport adjacent to the utility room and an open-fronted double garage.  The property has considerable scope for a wide variety of uses, subject to any necessary planning consents.  There is no doubt that Stoneleigh would benefit from refurbishment particularly to the first floor bedrooms and shower room.

The gardens are largely laid to lawn interspersed with a selection of fruit trees and appear to have been designed for ease of management. Whilst the canal is largely unused at this point, the tow path has been well maintained and offers an excellent walking route along the full length.  It also links with a number of footpaths and the historic Offa's Dyke, an ancient wall dividing England and Wales dating back to around 780AD which is popular with walkers.
This lovely property really must be seen to appreciate its full potential.
