Property Description

This delightful country property sits quietly in a peaceful, rural area and enjoys views of the lovely North Shropshire countryside.  Situated just half a mile from the market town of Whitchurch the property has all the benefits of country living with the convenience of amenities within a short drive.

The local historic market town of Whitchurch, whose high street has recently enjoyed a revival, has a selection of independent and specialist shops as well as supermarkets and provides a variety of social and leisure amenities as well as primary and secondary schooling. In addition there are several well reputed local village primary schools in nearby Hanmer and Bronington and the renowned secondary schools Ellesmere College and Bishop Heber High School. The larger conurbations of Chester, Shrewsbury and Wrexham are readily accessible and offer a more comprehensive range of facilities.

The area is the gateway to the Meres and Mosses of North Shropshire and the nearby Fenns and Whixall Mosses are renowned  for the indigenous wildlife, fauna and flora, being a haven of tranquillity with footpaths and bridlepaths. The well travelled Shropshire Way passes the property and links with the Sandstone Trail and Bishop Bennett Way.

The bungalow was built in 1971, subject to an agricultural occupancy restriction, and was extended in 1976. The single-storey property comprises a substantial sized sitting room with open fire and dual aspect windows, dining room and galley style kitchen with AGA. Beyond the kitchen is a snug with open fire and sliding doors leading to the rear garden. The kitchen is complemented by a utility room again with door to the rear garden. In addition there are two bedrooms and a family bathroom.

The property would undoubtedly benefit from a scheme of modernisation and improvement throughout as it has remained largely unaltered in décor for a number of years.

A substantial gravel parking area is found to the front of the property and charming gardens surround  the further three sides of the property. The gardens are predominantly laid to lawn which is interspersed with a selection of mature trees and shrubs. To the rear of the bungalow is a private enclosed garden with patio area leading to the snug and this sheltered seating area is well placed to take advantage of the peaceful outlook over open farmland to the rear of the property.

We are advised that the property is freehold with vacant possession on completion.

Please note that the property is sold subject to an Agricultural Occupancy Restriction. This limits occupation of the property to those employed in, or last employed in, agriculture locally to the area.
For further clarification on this restriction please contact the Agents.
