A productive block of arable land in three fields with frontage to the Drayton Road and also to Station Road. The 2017 cropping comprises spring barley and fallow and the land has been in a combinable crop rotation for many years.

Situation

The land lies to the south of the small village of Wollerton, approximately 5 miles south-west of Market Drayton. The land is well placed for access to the A53, being only half a mile west of this main trunk road.

Sporting Rights

All sporting rights are retained by the Landlords, although they are not exercised at present.

Basic Payment Scheme

The entitlements will be transferred to the Tenant for his benefit for the duration of the tenancy. Payments for 2017 are reserved for the Landlord.

No services are connected.

Access

There is access from the highway to two of the fields and via the old railway line to the third field.

Footpaths

One footpath crosses the land. This must be maintained safe and open by the Tenant.

Farm Business Tenancy Agreement

The Farm Business Tenancy Agreement will commence on 1st October 2017 and will run for an initial period of five years. The Basic Payment Scheme entitlements will be made available for use by the Tenant. Rent will be payable half yearly in advance.

Early access to the arable land may be available if required.

The successful Tenant will be required to pay a fee of £200 + VAT in respect of a contribution to the cost of the tenancy agreement.
