Property Description 

General

An excellent block of arable and pasture land on mainly light to medium loam soils with a small amount of peat on the southern and eastern boundary. The land is mainly south and south-east facing and there is a modest range of useful buildings on two sites.

 Situation

The land lies five miles directly west of Stone and three miles north of Eccleshall.  The A51 is four miles to the north-west. Slindon and Millmeece are about a mile away to the south-east.

 The Land

The land totals approximately 180.14 acres (72.90 ha) including 36.75 ha of arable and temporary pasture land and two ranges of agricultural buildings as detailed below.

 Sporting Rights

All sporting rights are retained by the Landlords, although they are not exercised at present.

 Environmental Schemes

The land is not currently in any schemes.

 Services

Private water supply available. The Tenant will be responsible for water used at Severn Trent rates. This may require new connections to existing water troughs as the previous tenant has used their own supply.

 Access

There is direct access off the Standon to Slindon road and Walford Back Lane.

 Footpaths

There are believed to be only two public footpaths across the land on the north boundary of 9468 and 0563 and again on the east boundary of 9468 and 9346. These must be maintained safe and open by the Tenant.

 Cropping

A schedule is attached based on information supplied by the previous tenant. No liability is accepted by the Landlord or his agents for any inaccuracies. There is one field of Winter Barley to be purchased by the incoming Tenant.

 Buildings

The buildings available currently comprise:

  • a modern building by The Croft
  • a small traditional loosebox opposite The Croft.
  • traditional Barn, cattle yard and silage pit on field 5198

Farm Business Tenancy Agreement

The Farm Business Tenancy Agreement will commence on 3rd April 2017 and will run for an initial period of six years with a rent review after three years.  The Basic Payment Scheme entitlements will be made available for use by the Tenant. Rent will be payable half yearly in advance.

On registration, applicants will be emailed an application pack to include:

  1. Draft Farm Business Tenancy Agreement
  2. Schedule of the areas and plan of the land
  3. Tender form

 Tenders

Tenders using the prescribed form only to be sent to Mike Taylor at Barbers Rural Consultancy LLP, The Agricultural Centre, Adderley Road, Market Drayton TF9 3SW.  They should be marked “Walford Land Tender” and received by 12 noon on Wednesday 25th January 2017. The successful Tenant will be required to pay a fee of £300 + VAT in respect of the tenancy agreement.

 Entry

Early entry may be available by arrangement.

 Health and Safety

Please note that this is a working farm and all interested parties should take appropriate care whilst viewing.  Strictly no viewing is permitted other than by appointment.

 Viewing

There will be one block viewing on the 12th January 12 noon to 2pm.
