The land was re sown last year with a long term ley and is ideal for mowing or grazing. Equally the land could be returned to arable rotation.
The land slopes gently towards the old, now disused, railway line to the north. A small area of the land on this northern boundary is inaccessible to machinery and is therefore fallow and has become a haven for bird and wildlife.
The land is well fenced with a combination of post and wire and mature hedgerows and has access from Rowe Lane, a quiet side lane running between the A495 Ellesmere Road and B5063 Wem Road.

In the event of planning permission being granted for any form of development other than agricultural use on the land within 15 years of completion, the current vendors or their heirs will be entitled to a 30% share of the increase in value.

Basic Payment Scheme
The land is registered under the Basic Payment Scheme. The payment for the 2017 claim year is reserved by the seller, the entitlements for the 2018 claim year onwards will be transferred to the buyer as soon as reasonably possible after completion.
