This parcel of permanent pasture land is ideal for equestrian or amenity use and can be found to the outskirts of the charming village of Upper Longdon, just off the A51 between Rugeley and Lichfield.

The land totals 11.77 Acres (4.76 Ha) in all and is offered for sale as a whole or in smaller lots as required. The majority of the land is level pasture ideal for the grazing of stock. To the northern boundary the land slopes gradually towards a small natural watercourse, known as Shropshire Brook, which is bounded by a narrow belt of wood and shrubland providing a haven for indigenous wildlife and birdlife.

The land is accessed from the council maintained highway which gives further access to a large number of country lanes and bridlepaths, as well as the renowned Cannock Chase, an Area of Outstanding Natural Beauty which offers extensive opportunities for exercising horses in this particularly attractive and peaceful area of Staffordshire.

The land is found only a short distance from the A51 thereby being readily accessible from Rugeley, Lichfield and surrounding villages.

Boundaries

In the event that the land is sold in lots the buyers will be responsible for erection of any new party boundaries. These must be stock-proof; either a minimum of three post and rail or post and sheep wire with one strand of barbed wire over, whichever is most appropriate to the stock occupying the land.  The buyers will  also be responsible for fencing the northern boundary of the land, between points A and B on the plan, thereby preventing access to the Shropshire Brook.

Access

Access to the land is gained direct from Horsey Lane via two gateways. An adjoining landowner has the benefit of an unrestricted right of way over the eastern gateway and access track.

Planning

In the event of planning permission being granted on the land for any form of development other than agricultural or equestrian use within 15 years of completion, the current vendors or their heirs will be entitled to a 30% share of the increase in value.

Tenure

We are advised that the land is sold freehold with vacant possession upon completion.

Basic Payment Scheme

The land is registered under the Basic Payment Scheme. The entitlements are available if required and, if so, will be transferred to the buyer on completion of the sale or as soon as reasonable possible thereafter.

Services

A natural water supply runs along part of both the eastern and western boundaries. Mains water is available in the road adjacent to the entrance to the land and mains electricity is available in the area but neither are currently connected to the land. Connection to these services will be at the cost of the buyer.

The property is sold subject to and with the benefit of all rights including rights of way, whether public or private, light, support, drainage, water, telephone and electricity supplies and other rights and obligations, easements, quasi-easements and restrictive covenants, and all existing and proposed wayleaves or masts, pylons, stays, cable, drains and water, gas or other pipes, whether referred to in the Sales Particulars or not, and to the provisions of any Planning Scheme or County or Local Authorities without obligations on the part of the Sellers or their agents to specify them.

Directions

Follow the A51 south from Rugeley. After climbing Breretonhill turn right on to Breretonhill Lane, then take the first left onto Huntsman’s Hill. At the bottom of the hill continue straight over the staggered crossroads on to Bardy Lane, the lane drops down a hill, over Shropshire Brook, and up the other side and then becomes Horsey Lane, the lane bends round to the left and the land is found quarter of a mile further on the left hand side.
