Property Description 

An excellent block of arable and pasture land. The majority of the land lies in one ring fenced parcel with only one small field being found to the opposite side of the lane. In addition there is a range of farm buildings which form part of New House Farm.

The land lies to the west of the small village of Hinstock, approximately 6 miles north of Newport and 6 miles south of Market Drayton. The land is well placed for access from the A41 being only 1.5 miles west of this main trunk road.

The land Lot 1 totals approximately 186.43 Acres and is a mixture of arable, temporary grass and permanent grassland. Separately as Lot 2 there is a substantial range of agricultural buildings formerly used for dairy farming which are listed below.

Sporting Rights

All sporting rights are retained by the Landlords, although they are not exercised at present.

Environmental Schemes

The land is currently in an HLS scheme which expires on 31st May 2021

This includes low input permanent pasture and restoration of wetland on the permanent pasture,  field corner management, hedgerow management and 16 Ha of over-winter stubble which the tenant must observe. The payments under the scheme are reserved to the Landlord. Full details of the scheme will be available on the viewing day.

Basic Payment Scheme

The entitlements will be transferred to the Tenant for his benefit for the duration of the tenancy. Payments for 2017 are reserved for the Landlord.

Services

Mains water is available to the land. Mains electric and water are connected to the buildings. The tenant will be responsible for paying for all water an electric used.

Access

There is access to the farm buildings from New House Farm drive. In addition there is access to the land from the no-through road beyond the Farm and from Hurst Lane to the north of the land.

Footpaths

A footpath crosses the southernmost corner of field No 4876. This must be maintained safe and open by the Tenant.

Cropping

A schedule is attached with details of this year’s and the previous two year’s cropping.

Farm Buildings (Lot Two)

A substantial range of farm buildings which comprise:

Concrete frame loose housing (120’ x 75’) with adjoining former parlour and collecting yard

Grain store (80’ x 40’) with lean-to cattle yard (80’ x 30’)

Dutch Barn (90’ x 22’)

Two silage bunkers

Loose yard (120’ x 78’) and lean-to (120’ x 15’)

All measurements are approximate and for general guidance only.

In addition field No 9071 may be available with the farm buildings if required.

The Landlord is retaining further ranges of buildings not listed above.

Farm Business Tenancy Agreement

The Farm Business Tenancy Agreement will commence on 30th October 2017 and will run for an initial period of five years with a rent review after three years. The Basic Payment Scheme entitlements will be made available for use by the Tenant. Rent will be payable half yearly in advance.

Early access to the arable land may be available if required.

Applicants will be asked to provide details of their current farming operations and their proposals for the stocking and cropping of the property. Lots1 and 2 are available together or independently.

Tenders

Tenders using the prescribed form only to be sent to Mike Taylor at Barbers Rural Consultancy LLP, The Agricultural Centre, Adderley Road, Market Drayton, TF9 3SW. They should be marked ‘New House Farm Tender’ and received no later than 12 noon on Thursday 17th August 2017. The successful tenant will be required to pay a fee of £300 + VAT in respect of a contribution to the cost of the tenancy agreement.

Entry

Early entry may be available by arrangement.

Health and Safety

Please note that this is a working farm and all interested parties should take appropriate care whilst viewing. Strictly no viewing is permitted other than by appointment.

Viewing

There will be one block viewing on Thursday 3rd August 12 noon to 2pm.
