Lot One 140.58 Acres (56.89 Ha) A large block of agricultural land split in to two parcels, the land is gently undulating and is interspersed by several small ponds and coppices. The land is in arable rotation and is currently in winter wheat having been split between potatoes and cover crop in 2020.

There are two access points to Lot One, one via a right of way over a hardcore track to the south of the land the second direct from Worston Lane at the north of Little Bridgeford. Lot Two has frontage to Worston Lane. 
Two public footpaths cross Lot One at the southern corner. 
A gas pipeline crosses both Lots One and Two running from west to south east across both fields.
