A productive block of pasture and meadow land totalling 53.49 Acres (21.66 Ha)  ideal for grazing or mowing. Part of the land, 18.02 Acres (7.29 Ha), is subject to an Agricultural Holdings Act tenancy. The land forms part of the holding known as Barlow House Farm.  With the farmhouse and buildings having been modernised and were sold some time ago, the land now remains.  

To the centre of the land, within a small block of woodland, are a small range of dilapidated tin farm buildings which offer some shelter for grazing stock.
The land is classified as Grade III on the Soil Survey of England and Wales and is currently all in permanent pasture although some of the northern-most land has been ploughed in recent years.

18.02 Acres (7.29 Ha) of the land is sold subject to an Agricultural Holdings Act 1986 tenancy. There is no written tenancy agreement but a Section 6 notice has been served. It is believed that the tenancy holds succession rights in which one succession remains. The current rent is £1200 pa and this is payable on 31st July each year. The rent has not been reviewed in recent years.  
The remaining land is sold freehold with vacant possession upon completion.

Basic Payment Scheme
We understand that all the land is registered under the Basic Payment Scheme, however only 13.50 units of entitlements are included within the sale.
We understand that mains water is connected to the dilapidated farm buildings. Electric is believed to be available in the area, connection to this will be at the cost of the buyer.

Rights of Way & Easements
Please note that the land has the benefit of an unrestricted right of access over the lane shown coloured orange and the lane coloured green. The adjoining property, Barlow House Farm, and the adjacent canal moorings also have the benefit of an unrestricted right of way over the access drive coloured green on the accompanying plan. Please note that the lane coloured green is offered as part of the sale however this is in separate ownership and a buyer is not obligated to buy this if they consider a right of way sufficient for their purposes. The property is sold subject to and with the benefit of all rights including rights of way, whether public or private, light, support, drainage, water, telephone and electricity supplies and other rights and obligations, easements, quasi-easements and restrictive covenants, and all existing and proposed wayleaves or masts, pylons, stays, cable, drains and water, gas or other pipes, whether referred to in the Sales Particulars or not, and to the provisions of any Planning Scheme or County or Local Authorities without obligations on the part of the Sellers or their agents to specify them. 

Development Clawback
Please note that the land is  sold subject to a development clawback. The seller will be entitled to a proportion of the increase in value for any use over and above agricultural or equestrian  including canal mooring.

Method of  Sale 
For Sale by Private Treaty.  It will be a stipulation of the sale that exchange of contracts takes place within twenty eight days of the buyers solicitor receiving the draft contract pack from the sellers solicitor.

From Poynton town centre leave town on Park Lane. At the fork in the road bear left on to Middlewood Road. Follow this road for 0.8 miles and then turn right on to Green Lane, at the top of the lane turn left on to Carleton Lane. The land is accessed via the lane immediately on the right over two narrow bridges. It is advisable to park on Carleton Road and walk from there when inspecting the land.
